Sooner rather than later.................

.........single housing starts will start to pick up.  Let's go out on a limb here and say that by the end of 2013 housing starts will be at the 1,000,000 per year pace.  That's double of where we are now in 18 months.  Hope the trades and suppliers are ready.  We have some dandy lots for sale....just in case you want to get a head start.
